Transparency regarding Compensation to Brokers:
A listing agreement with a Seller spells out the fee paid to a listing agent. It may also contain an opportunity for Sellers to offer to pay Buyer compensation, or for the relaying of information to other agents that they are willing to pay a Buyer's Agent's compensation. This offer just will simply not be posted on the MLS.
While a Buyer's broker, even if compensated by Seller or by a Broker, may represent the interests of the buyer, this should not preclude buyers from presenting all terms of an offer or listing agents presenting all offers including ones asking for concessions or buyers agent compensation. Century 21 First Story Real Estate's office policy is to communicate with all other brokers except when not in Seller’s best interest or specifically excluded, and to relay offer concessions offered by Sellers to buyers who may use for compensation to their agents in the amounts we are showing below on our property listings. These amounts posted are agreed to by our Sellers via a listing agreement, and are for sellers who wish to attract as many buyers as possible to their properties by offering Buyer's compensation.

It is our policy at Century 21 First Story Real Estate that Showings are required to be performed by Buyers' Brokers, who have executed Buyer's Broker Representation Agreements, prior to the time of showing of a property, either virtually or in person, and that this Buyer's Broker is to do the work required of a Buyer's broker if compensation is to be paid. Compensation is not to be paid to someone who simply opens the door for a showing. Buyer's brokers must put their request for compensation on a real estate contract to be considered for payment.
Brokerage commissions for Sellers agents and for Buyers agents are not set by law and are fully negotiable.
